Robert

Creator of the “Robert Retires” YouTube channel

Every week on my channel, I take one confusing money rule and explain it in plain English — the way someone should have explained it to me.

For most retirees, the house is the biggest thing they own. Yet the big decisions about it — the mortgage, the equity, the paperwork after the last payment — usually get made with advice from whoever happens to be selling something. So I wrote the plan I’d want: both sides of every choice, every rule checked for 2026, and the exact words to say.

No lender, no loan offers and no upsells inside. Just the plan.

Your questions, answered.

My house is already paid off. Is this still for me?

Yes — more than half the book is for you. Part Three covers what to do after the last payment, including how to prove your lien was released. Part Four covers property taxes, deed theft and scams, what happens if your spouse dies, and your insurance. Part Five covers how much cash to keep and whether to stay or move.

I’m still working. Is it too early?

It’s the best time. The biggest choices — paying off, refinancing, recasting or opening a credit line — are easier to make while you still have a paycheck. Part One walks you through them.

Will it tell me to get a reverse mortgage?

No. It explains how reverse mortgages really work in 2026 — the costs, the rules, the mistakes and who they fit — and gives you the questions to bring to a HUD-approved counselor. No lender pays us, and nothing in the book is a loan offer.

Is this the same as The U.S. Senior Survival Playbook?

No — it’s a different book with different topics. The Playbook covers Social Security, Medicare, taxes, Medicaid and your pension. This book covers your mortgage, your home equity and your house. Where the two touch, this book points you to the Playbook chapter instead of repeating it.

Does it work in my state?

Yes. Federal rules — payoff statements, reverse mortgages, a surviving spouse’s rights, home-sale taxes — apply everywhere. Where states differ, such as lien-release deadlines and property-tax relief, the book gives examples from large states and shows you how to find your own state’s rule.

Can I print the worksheets?

Yes. The 12 tools are designed to print on regular letter paper — including the one-page home record your family will need if something happens to you.

Do I need to be good with computers?

Not at all. After you buy, you get a simple link to download your book as a PDF. You can read it on any phone, tablet, or computer — or print it. If you can open an email, you can use this.

Is this a subscription?

No. It’s a one-time payment and the book is yours to keep. Nothing is recurring.

Will you call me or share my information?

Never. We only use your email to deliver your book and, if you’d like, to let you know when it’s updated. We never ask for your phone number, and we never sell your information to anyone.

Is this financial or legal advice?

No — it’s plain-English education to help you understand your choices and what to ask. Rules vary by state and change over time, so always confirm your own situation with your lender, your county, the official agency or a qualified professional before acting. Sources are listed in the book.
