Disclaimer

Last updated: 2026

Please read this carefully. It explains what The Retiree’s Home Money Playbook is, what it isn’t, and the terms on which it is provided. By reading the book or using this website, you accept this Disclaimer in full.

1. Educational purpose only

The Retiree’s Home Money Playbook and this website are provided for general educational and informational purposes only. They are designed to help you understand your choices about your mortgage, home equity, and house in plain English, and to point you toward the right documents, offices, and questions to ask.

2. Not professional advice — no relationship

Nothing in the book or on this website is tax, legal, financial, mortgage, real-estate, insurance, or medical advice. The author and publisher are not a licensed attorney, certified public accountant (CPA), enrolled agent, financial advisor, mortgage loan originator, real-estate agent, or insurance agent, and nothing here creates any professional, advisory, or fiduciary relationship. The material is general in nature and is not a substitute for personalised advice from a qualified professional who knows your specific circumstances.

3. Verify before you act

Interest rates, loan limits, tax thresholds, deadlines, and state and county rules change frequently and vary from place to place. Every figure reflects 2026 rules to the best of careful research, but figures can change without notice. Before making any decision — especially about paying off, refinancing, borrowing against, or selling your home — confirm the current details with your lender or servicer, your county, the official agency (such as HUD.gov, ConsumerFinance.gov, or IRS.gov), or a qualified professional. All examples are illustrative only, and your own results depend entirely on your individual circumstances.

4. No guarantee of results or eligibility

We do not warrant or guarantee that you will qualify for any loan, exemption, program, or discount, or that you will obtain any particular result or saving. Eligibility and outcomes depend on your personal circumstances, the rules in force, and decisions made by lenders, servicers, counties, and government bodies over which we have no control.

5. Provided “as is” — no warranties

The book and this website are provided “as is” and “as available”, without warranties of any kind, express or implied, including any implied warranties of accuracy, completeness, merchantability, or fitness for a particular purpose. We do not warrant that the information is error-free, complete, or current.

6. Limitation of liability

To the fullest extent permitted by law, the author, publisher, and their affiliates will not be liable for any loss or damage of any kind — including any direct, indirect, incidental, consequential, special, or punitive loss, or any loss of money, benefits, savings, data, or opportunity — arising out of or in connection with your use of, or reliance on, the book or this website, even if advised of the possibility of such loss. Where liability cannot be excluded by law, it is limited to the amount you paid for the book. Nothing here excludes or limits any liability that cannot lawfully be excluded.

7. Your responsibility (assumption of risk)

You are solely responsible for how you use this information and for verifying it before acting. Any action you take based on the book or this website is taken entirely at your own risk.

8. Not affiliated with any agency or lender

This is an independent educational resource. It is not affiliated with, endorsed by, or sponsored by HUD, the FHA, the CFPB, the Internal Revenue Service, any other government agency, or any lender, servicer, title company, or reverse-mortgage company. We receive no payment or commission from any of them. All program names, forms, websites, and phone numbers mentioned are public information.

9. A word on scams

Genuine government agencies and county offices do not cold-call demanding personal or financial information, and never ask for payment in gift cards, wire transfers, or cryptocurrency. Never wire money for a home closing or payoff based on an email or text alone — call your lender or title company at a number you already know. If someone contacts you claiming to be an agency, your lender — or us — and asks for sensitive information or payment, do not respond; contact them directly using an official number.

10. Questions

Support for your purchase is handled through Gumroad, the platform that processes and delivers the book. For any question about your order, use the receipt or order page from your Gumroad purchase.
